It is highly recommended that all property owners interview and consider the use of one of the seven preferred builders. However, other quality builders may be approved on a case-by-case basis but will have to meet Menger Springs Estates guidelines and deed restrictions.

All architectural plans, builders, site plans, and landscaping plans must be reviewed and approved by the Menger Springs Architectural Control Committee prior to any construction. It is also required that all Builders and property owners schedule a pre-design conference. This will help ensure that each residence respects the neighborhood’s architectural design concepts, quality of construction and materials, and landscaping principles outlined in the Menger Springs Deed Restrictions and Master Design Guidelines.

Minimum Square Footage:
2,500 square feet – single story. 2,800 square feet – two story

Masonry Requirements:
A minimum of 80% of the mass of the primary residence must be constructed of cut native or regional stone and / or sand finished plaster or stucco, and / or a wood mold or hand made clay brick of muted color. Other materials of approved historical or unique application may be approved by the Architectural Control Committee on an individual basis.

Out Buildings:
Out buildings must be architecturally consistent with the primary residence.

100% masonry, prefabricated fireplace spark arrestors must be screened with a metal cap

Exposed Foundations:
Exposed foundations shall not exceed 18” in height

Height Restrictions:
The height of a house shall be restricted to a maximum of forty feet (40’).

Standing seam metal, slate, and clay or concrete full barrel tile roofs are acceptable. Metal roofs will be standing seam, twenty-four gauge, of natural metal color or painted earth-tones. Slate and clay barrel tile roofs shall be natural or earth tone in color. Composition roofs may be approved on a case-by-case basis depending on the architecture of the home and the quality and color of the roof. Composition roofs must be of a 300 lb. dimensional shingle quality. Roof pitches shall range from 5:12 to 12:12.

Earth tone colors ranging from creams to light browns and taupe are recommended. Other colors to be approved on a case-by-case basis. Bright colors and high contrasting colors should be avoided. All colors are to be approved by the Architectural Control Committee.

Mandatory 2 car minimum side or rear entry

Hard surfaced, asphalt, concrete, or concrete pavers with a 20’ concrete apron at street being required.

Flagstone, brick, concrete pavers and or concrete.

King Ranch net wire with metal or cedar posts, not to exceed 56 inches in height. Other fences to be approved on a case-by-case basis such as masonry walls and / or top rail wood privacy fences. If a wood privacy fence and or masonry wall is to be used such fence or wall should be inside the building set back lines. All fences must be approved by the Architectural Control Committee.

Front setbacks vary from 50 - 75 feet depending on the specific lot. Rear building setback is 75 feet and 20-foot side setbacks. Fences in the front shall be no closer to the front property line than the front building line.

Menger Springs highly encourages the use of drought tolerant and indigenous plants in landscaping plans. All landscaping plans must be approved by the Architectural Control Committee prior to installation. Property owners must have their home site landscaped within 12 months of house completion. Incorporation of the natural landscape design is recommended.

Home sites currently range from approximately 1 to 5 acres.

In size and cost from $81,000 to $145,000.
